Common Garage Floor Problems We Fix

Garage floors take a lot of abuse. Cars, oil, tools, moisture, dirt, and years of use can quickly leave untreated concrete looking worn and difficult to keep clean. Here are some of the most common problems our installers see in Atlanta garages.

Dusty Concrete

Bare concrete can release fine dust that ends up on your cars, shelving, tools, and anything else stored in the garage. A properly installed coating seals the surface and makes the floor much easier to sweep and clean.

Oil & Stains

Concrete is porous, so oil, grease, and other spills can soak into the surface and leave dark stains. A coated garage floor creates a sealed surface that makes everyday spills much easier to clean up.

Cracks & Surface Damage

Cracks, small chips, and worn areas are common in older garage slabs. Before installing a new floor system, we inspect the concrete and determine what repairs or preparation are needed.

Old or Peeling Coatings

If your existing garage floor paint or coating is peeling, bubbling, or lifting under the tires, the problem often starts with the preparation underneath it. We can assess the existing coating and determine whether it needs to be mechanically removed before a new system is installed.

Hot Tire Pickup

Vehicle tires become hot while driving and can put a lot of stress on poorly bonded coatings. Professional surface preparation and the right coating system help create a floor designed to handle normal vehicle traffic.

Concrete That Is Hard to Keep Clean

Unfinished concrete traps dust, dirt, and spills. A seamless garage coating gives you a much easier surface to sweep, mop, and maintain.

Epoxy & Polyaspartic Garage Floor Coatings

There is no single garage coating that is right for every floor, which is why it pays to work with a contractor who installs more than one system.

The condition of the concrete, sunlight exposure, how the garage is used, and the finish you want all play a part in choosing the right system.

Faust Flooring installs both epoxy flooring and polyaspartic flooring, allowing us to recommend a system based on your garage rather than trying to sell the same coating for every project. Polyaspartic is a type of polyurea, which is why it cures faster and holds its color better in sunlight than standard epoxy.

Epoxy Garage Flooring

Epoxy creates a strong bond with properly prepared concrete and provides an excellent base for decorative garage flooring systems. It can be installed in solid colors or combined with decorative flakes to create a clean, finished appearance.

Polyaspartic Garage Flooring

Polyaspartic coatings cure quickly and offer excellent UV resistance, making them a great option for garages that receive natural sunlight. Polyaspartic is also commonly used as a durable clear topcoat over decorative flake systems.

Many garage floors can benefit from a system that uses more than one type of coating rather than relying on a single product from start to finish. At Faust Flooring we can come, inspect your garage and advise you on which system will be most suitable for your garage. Because polyaspartic cures so quickly, most two-car garages finished with a polyaspartic system are completed in a single day. Larger garages, and slabs that need more repair before coating, take longer — how long depends on the size of the garage, the condition of the concrete, and the system you choose.

Choose the Right Look for Your Garage

Your garage floor does not have to look industrial. We offer several finishes depending on the appearance and level of performance you want.

Solid Color Epoxy

The most traditional forms of epoxy floors, this system consists of a primer, solid-colored epoxy or polyurea base coat and a clear epoxy or polyaspartic topcoat. Light reflective, these floors come in an array of color choices. Logos, glitter, and line markings can be incorporated into the floors. Solid-color floors work well for garages, workshops, and other spaces where you want a straightforward, professional appearance.

Epoxy Flake floor system

Epoxy flake is the finish most of our garage customers choose. A multi-layered system comprising an epoxy base coat and vinyl flake chips is sealed with either a quick-drying polyaspartic topcoat or a polyurethane topcoat. This system is water and weather-resistant, chip, scratch, chemical and stain-resistant. Ideal for use in residential garages, outdoor surfaces and in busy commercial settings.

Metallic epoxy floors

The most decorative and easily customizable 3D floor system on the market. It's a mixture of colored basecoat and metallic powder pigments, applied using different application techniques. Metallic epoxy floors are always one-of-a-kind, stain, scratch and chip-resistant. Non-porous, light-reflective and easy to maintain and clean.

Why Proper Concrete Preparation Matters

The coating you see on top is only part of a good garage floor installation.

Preparation underneath the coating is just as important.

Before applying a flooring system, we mechanically prepare the concrete to create the surface profile needed for a strong bond.

Depending on the condition of your garage, preparation may also include:

  • Removing an old coating
  • Repairing cracks or damaged areas
  • Addressing surface contamination
  • Preparing edges and difficult-to-reach areas
  • Cleaning the floor before coating

Skipping these steps is one of the reasons garage coatings can peel or fail prematurely, and it is worth asking any contractor you are comparing how they prepare the slab.

At Faust Flooring, we inspect the concrete first so we understand what needs to be done before the new floor goes down.

Epoxy vs. Polyaspartic: Which Is Better for a Garage?

This is one of the most common questions homeowners ask us. The answer is that both have advantages, and the right choice depends on the floor. Rather than choosing a material based solely on its name, we look at the complete garage and recommend a system that makes sense for the space.

Our Garage Floor Installation Process

Every garage is different, but our installers follow the same straightforward process on every project.

1. On-Site Floor Assessment

We inspect your garage floor, look at the condition of the concrete, discuss how you use the space, and explain your coating options.

2. Concrete Preparation

The slab is mechanically prepared to create the correct surface for the new coating.

3. Repairs

Cracks and damaged areas are addressed where needed before the flooring system is installed.

4. Base Coat

The selected base coating is applied to the prepared concrete.

5. Decorative Finish

For flake systems, decorative chips are broadcast across the floor to create the desired appearance and texture. For metallic epoxy floors, we apply the chosen metallic pigments.

6. Protective Topcoat

The floor is finished with the appropriate topcoat to protect the system and create the final surface.
